What is supported living?

Supported living is a housing model where vulnerable adults live independently while receiving support from specialist providers. Properties are usually leased by operators who manage the residents and services. Investors supply the property while the provider delivers the care.

Finance for Supported Living

Commercial Mortgages

Commercial mortgages are commonly used to purchase or refinance supported living property. Lenders assess the lease structure, the operator and the long term rental income when underwriting the loan. This type of finance is often suitable for stabilised properties with an established operator in place.

Bridging Finance

Bridging finance can help investors purchase or convert properties intended for supported living. It is often used for acquisitions, refurbishment projects or properties that need repositioning before a long term lease is agreed with an operator. Once the property is ready it is typically refinanced onto a commercial mortgage.

Development Finance

Development finance can be used to fund the construction or major conversion of buildings for supported living use. This may include converting large houses, HMOs or commercial buildings into suitable supported accommodation. Funding is usually released in stages (or tranches) as the development progresses.
